As Quintain and Make begin planning for this area, we are considering developing a Masterplan to include the following:

A new shopping street, parallel to Olympic Way which will provide for the everyday needs of local people, include smaller independent shops and boutiques and complement the designer fashion shops along Wembley Park Boulevard. It would be fantastic for example to attract Marks & Spencer back to Wembley.

A range of cafés, coffee shops and restaurants with a wide choice to suit different tastes and cultures.

Major improvements to Olympic Way, which will continue to act as the major route for visitors to the Stadium, so that the area functions well both during major events and at all other times.

A new primary school or other education provision could also be provided, together with its own play space and facilities, if this was felt to be appropriate here. This would be in addition to the £9m of contributions to education in the Borough, already committed to be made by Quintain.

A new community park, Wembley Park, supplemented by smaller courtyards and public squares including new public art, linked together by a new street network with dedicated space for cyclists and pedestrians.

A new Civic Centre and Community Hub for Brent Council. Brent’s new Civic Centre could be featured, which would include modern offices, a new central library and learning centre, community meeting and performance spaces, an assembly hall and exhibition space.

Thousands of new jobs across new office space, hotels and the shops and restaurants. These will be supported by training and job brokering services to ensure that local people benefit from these opportunities.

New housing, with a range of studios and 1, 2, 3 and 4 bedroom apartments to include a substantial proportion of affordable housing. Homes will be designed around community courtyards, with different residential districts offering a distinct look, feel and character, including provision of larger homes for families.

New nursery and childcare provision as well as children’s play facilities and informal games areas. This could include swings, climbing frames and soft play areas, basketball nets and kick-about areas.

New parking will be strictly limited and controlled by Quintain and we will continue to encourage the use of public transport. Buses will go into the heart of the area and a car club will also be in operation. Dedicated spaces for the disabled as well as those travelling with young children will be provided with new cycle parking too.

Appropriate building heights which respect the low-rise nature of some of the surrounding streets as well as the size and bulk of the stadium and some existing office uses.

Highly sustainable development, through excellent design and the use of a range of technologies to achieve reductions in carbon emissions. Quintain are the current Property Week Sustainability Award winners and are advocates of the Code for Sustainable Homes, including the delivery of energy efficient buildings part-powered by energy from renewable sources.
