Wembley has been identified by the Mayor of London as
a major 'Opportunity Area' in need of regeneration. A new urban district responding appropriately to the scale of the new Stadium is envisaged in which existing communities benefit from the millions of visitors to Wembley every year.
1. A new shopping street
- We intend to deliver a major new pedestrianised shopping street, running parallel to Olympic Way.
- It will extend northwards from Wembley Park Boulevard reinforcing the linkage between the area around the Stadium and Wembley High Road and complementing the designer outlet and sports retail planned for Wembley Park Boulevard.
- It will be more intimate than Olympic Way with shops spilling out onto surrounding streets.
- With around 30 new shops, we will attract a range of high street favourites and independent shops providing people with more choice, from everyday items to something more special.
- At the northern end of this street there will be a large
anchor store.
- A new 800-space multi-storey car park will also be created catering for shoppers and visitors to the area.
2. A community park
- At the heart of the area, bounded by the Civic Centre and other plots, will be a new local open space.
- Green, accessible for all and planted with trees, it will be an oasis in the urban environment - becoming a community park for both new and existing neighbourhoods. It could also be used for events and activities.
- With a café located alongside, it will create a calming neighbourhood heart and will be a welcoming place for residents, workers, visitors and shoppers alike.
- The space will sit alongside the other public open spaces adjacent to the Civic Centre - providing a complementary local garden feel at the heart of the new district.
- Surrounding the park will be family accommodation and residential front doors at ground level.
- A range of new cafés, coffee shops and restaurants could also open out alongside the park as well as around the other spaces just off the new shopping street and fronting onto Olympic Way, helping to keep the area vibrant during the day and into the evening.
3. Major improvements to Olympic Way
- Olympic Way will be transformed from a single empty space to
an active environment with new restaurants and cafés spilling into the public realm. It will still provide the tree-lined, ceremonial route to the Stadium on Event Days. New open spaces will be provided alongside, creating a variety of different areas.
- These could accommodate performance areas and
alfresco dining.
- Olympic Way must of course continue to be the main route for large crowds walking to and from the Arena and Wembley Stadium on Event Days but we want it to become an area which is enjoyed by visitors and local people at all other times too.
- It could also become a bus route to improve Wembley's public transport connections.
4. High quality new housing
- Up to 1,300 new private and affordable homes with many enjoying the quieter residential environment around the local gardens, providing a range of 1, 2 and 3 bedroom apartments
and townhouses.
- All of the homes will have private or semi-private open space to enjoy either in the form of a balcony, rooftop terrace or private garden area.
- The new homes will be designed around a series of private community courtyards, with each different residential area offering a distinct look, feel and character.
- Family sized accommodation will be located at the ground floor around the local gardens and courtyards.
- All the new homes will be built to Lifetime Homes standards
and at least 10% will be adapted or fully adaptable for
wheelchair occupation.
- New parking will be strictly limited and controlled by Quintain, with around 500 spaces for the new homes, reflecting the site's proximity to excellent public transport.
5. A new hotel and affordable workspace
- The planning application will include new hotel rooms.
- Affordable workspace, including some suitable for occupation by the creative industries, will enable local
businesses and Brent entrepreneurs to work in the centre of the regeneration area and benefit from the close proximity to other similar businesses.
- Together with the new shops and restaurants, these plans will help create 2,500 new jobs, supported by training and job brokering services already in place at 'Wembley Works'. During construction around 400 full time equivalent roles are anticipated.
