St Modwen is working to reverse this trend by regenerating the land around Wembley Central Station, whilst Quintain's proposals seek to regenerate the land around Wembley Stadium, closest to Wembley Park Station.
Our plans deliver a vibrant new neighbourhood, centred around a new community park, major improvements to Olympic Way and a thriving shopping street with space for around 30 new shops, including a new anchor store.
The main residential accommodation is located towards the quieter, western edge and around three sides of the new community park at the heart of the area. The shops and commercial space are generally arranged parallel to Olympic Way to create a new pedestrian focussed street, 'West Olympic Way'. Both of these streets link into Wembley Park Boulevard which connects through to Wembley High Road.
Building heights will vary to create a reasonable transition between the Stadium and the existing buildings to the west, as well as to respond to the heights of more immediate neighbours, including the Civic Centre and Dexion House. The Civic Centre will rise to 10 commercial storeys, the equivalent of 14 residential floors. The majority of our buildings are proposed to be the same height or lower than this, from 5 storeys through to 14 storeys. Only three taller buildings across the application area will deliver up to 17 storeys to punctuate the skyline.
Dexion House has detailed permission for a part 7 and part 15 storey building comprised of 125 hotel bedrooms and 129 residential apartments. A new community pool and leisure facility will also be provided as part of the proposals.
