For the second year in a row, Quintain is the current Property Week Sustainability Award winner, and advocates the British Research Establishment Environmental Assessment Method (BREEAM) for commercial and residential buildings. This includes the delivery of energy efficient buildings, the promotion of recycling, the importance of carbon reduction and the development of energy from renewable sources.

The new homes, shops and buildings will continue to incorporate sustainable development as has been the case throughout the existing development at Wembley by Quintain. All homes will be constructed to Code for Sustainable Homes Level 4 with completed commercial property to BREEAM Excellent. Combined Heat and Power is planned in linked clusters with the ability to link into a district-wide energy centre in the future. Solar panels or other renewable solutions could be included on some buildings and green and brown roofs will encourage biodiversity.

The inclusion of new shops in Wembley alongside new homes and the existing public transport infrastructure will also lead to an improvement in travel patterns. At the moment far too many local people use their cars to leave the area for shopping and entertainment. Local residents will now find the kind of shops and facilities they want right on their doorstep and, for many, within easy walking distance.

The designs favour the pedestrian over the car and open up a north-south pedestrian route along the shopping street as an additional route to Olympic Way. This leads directly to Arena Square and connects with Wembley Park Boulevard leading to Wembley High Road via the White Horse Bridge. The new links will also improve access for cyclists, with secure cycle parking provided across the area.

An improved traffic light junction at Fulton Road and Empire Way will increase the capacity of the junction and improve pedestrian crossing facilities.

Buses could go into the heart of this new neighbourhood travelling along Olympic Way for the first time. The whole site will be within a few hundred metres of a bus stop and of course is just a short walk away from Wembley Park Station.
